We’re a Covenant Community!
Carriage Woods is a covenant-based community — that means while we don’t have an HOA, we uphold shared expectations to protect property value and neighborhood peace. Everyone here plays a role in maintaining the look, feel, and serenity of our neighborhood.
Covenant rules encourage owner occupancy as a way to preserve our shared vision and protect property values. At the same time, renters are a valued part of our community, and together, owners and tenants alike, we share in the responsibility of keeping Carriage Woods a great place to live.

Stop #1: Tree Watch

The Ivy Issue and Other Tree Hazards
Did you know unchecked ivy can slowly strangle trees and weaken their base?
⚠️ While ivy may look charming on trees, it can add dangerous weight to the canopy and hide decay which could lead to root or stem failure. In fact, tree collapse has happened right here in Carriage Woods causing home damage. Let’s prevent hazards before they happen! Here's how:
🌱 Please remove ivy from tree trunks and fences on your property every 3-6 months. This helps prevent long-term damage and supports healthy growth.
🌳 Watch for leaning trees or exposed roots—these may be safety hazards. If you spot a concern, reach out to the board or county code enforcement.
✅Be proactive! Know your property line and remove trees on your property that pose a risk to your home or to your neighbor's home.
🧠 Pro tip: Trees near sidewalks, roadways or hazardous trees, may qualify for city maintenance if reported early. Multiple homeowners reporting such issues can bring about timely resolve and we're here to help!
As inclement weather progresses let's work together to keep our properties safe!

Respecting Property and Neighbors
Keeping our neighborhood peaceful and pleasant takes a little effort from everyone!
⚠️ Being a good neighbor goes beyond just minding your own business — it’s about shared respect and responsibility. Each resident plays a part in maintaining both their property and the peace next door.
Here are a some ways to contribute:
🧹Keep lawns trimmed. Tall grass can invite pests.
🚫 Avoid front-yard parking — it's an eyesore. Use driveways or street parking where possible.
🐓 Please avoid keeping livestock or roosters — they can disrupt the peace with unwanted noise.
🧯 Never pour oil down drains — it harms our water system and causes costly damage. Please dispose of it responsibly.
📸 If you see something, say something. Research resources to speak up.
Let’s keep Carriage Woods courteous, clean, and welcoming — one good neighbor at a time!
